The mystery buyer behind one of San Francisco’s most secretive real estate deals has finally been identified, nearly a year after an off-market sale transferred a $45 million mansion on Billionaires Row. Private equity investor Chuck Esserman bought the 10,742-square-foot Pacific Heights home formerly owned by Oracle co-founder Larry Ellison, according to the San Francisco Standard. The off-market deal closed in December 2025 under a trust tied to Esserman, ending months of speculation among local luxury real estate brokers about who had bought the property. Esserman is the co-founder and CEO of San Francisco-based private equity firm TSG Consumer Partners. He bought the estate without a public listing. The purchase adds to a string of expensive real estate deals linked to Esserman. In 2023, an LLC connected to him and his wife, Ivette, bought singer Celine Dion’s Las Vegas mansion for $30 million.
Decades of growth on Billionaires Row
The property at 2850 Broadway has risen sharply in value since Ellison bought it 37 years ago. The Oracle co-founder purchased the home in 1988 for $3.9 million and later sold it off-market for $45 million. The December 2025 transaction was San Francisco’s biggest home sale of the year. The home was designed by architect William Wurster in 1958. It was later extensively renovated for Ellison by designer Olle Lundberg. The changes left little of Wurster’s original design and gave the house a style influenced by Japanese gardens, with courtyards, gardens and views toward the waterfront. Despite the home’s $45 million sale price, its tax assessment was far lower. Public records show the property had an assessed value of about $8.9 million in 2025. California’s Proposition 13 limits increases in a property’s assessed value after a sale, helping explain why long-time owners can have assessments well below current market values. The 2850 Broadway estate sits on a prominent corner near the Lyon Street Steps on the western side of Pacific Heights. The five-bedroom, six-bathroom home covers 10,742 square feet. It features large living and entertainment areas, extensive windows and views toward the Golden Gate Bridge, Alcatraz and San Francisco Bay.
High-profile neighbours in Pacific Heights
The purchase puts Esserman among some of the wealthiest people living along the same stretch of Broadway. Next door at 2840 Broadway is the home of Laurene Powell Jobs, founder of the Emerson Collective and widow of Apple co-founder Steve Jobs. Powell Jobs bought the neighboring property for about $71 million in 2024, setting San Francisco’s record for the most expensive home sale. The stretch of Pacific Heights often called Billionaires Row is also home to former Apple chief design officer Jony Ive, Yelp CEO Jeremy Stoppelman, Zynga founder Mark Pincus and venture capitalist Peter Thiel. The San Francisco Standard reported that the mystery surrounding Ellison’s sale led to speculation about possible buyers, including Elon Musk and Uber CEO Dara Khosrowshahi. The Standard later confirmed that the buyer was a trust tied to Esserman. Esserman and his family have previously used private entities for high-value home purchases. In addition to the $30 million Celine Dion property in Las Vegas, an LLC connected to Esserman and his wife bought Peter Thiel’s former San Francisco home for $7.4 million in 2018. Esserman’s purchase also comes as San Francisco’s luxury housing market continues to see major sales. Powell Jobs’ $71 million purchase remains the city’s residential sales record, while Ellison’s $45 million deal was the largest San Francisco home sale of 2025. Neither Esserman nor representatives of TSG Consumer Partners publicly commented on the purchase or explained what he plans to do with the property.
