    Joni Mitchell’s former Malibu home is listed for $27 million; its beachfront pool may be impossible to recreate today

    A beachfront home in California’s exclusive Malibu Colony once owned by legendary singer-songwriter Joni Mitchell has hit the market for $27 million. According to a press release from Coldwell Banker Realty, the oceanfront property stands out not only because of its celebrity connection but also because of a rare feature that would be exceptionally difficult to build under today’s coastal regulations, a beachfront swimming pool and spa located just steps from the Pacific Ocean.

    A rare piece of Malibu real estate

    The approximately 4,000-square-foot residence sits within the gated Malibu Colony community, one of Southern California’s most sought-after beachfront neighbourhoods. The home features five bedrooms, five bathrooms, direct access to the beach and uninterrupted views of the Pacific Ocean, according to listing details shared by Coldwell Banker Realty. The property was built in 1982 specifically for Joni Mitchell and was designed by Malibu architect Ron Goldman. According to Mansion Global, the home’s Cape Cod-inspired architecture was designed to maximise natural light and ocean views while blending seamlessly into Malibu’s beachfront landscape. Mitchell later sold the property to former Walt Disney Company board director John Bryson and his wife, Louise, who are now offering the home for sale, according to the Coldwell Banker Realty listing information.

    The pool that couldn’t easily be built today

    Among the home’s most distinctive features is its grandfathered beachfront pool and spa, located only a few steps from the sand. Speaking to People magazine, listing agent Joyce Rey of Coldwell Banker Realty said the pool and spa are among the property’s most exceptional amenities because they would be “extraordinarily difficult to recreate under today’s coastal regulations.” She explained that the structures remain because they were approved under older development rules making them an increasingly rare feature along Malibu’s coastline. An all-glass safety railing surrounds the pool area, preserving unobstructed views of the Pacific while creating the impression that the water blends seamlessly into the ocean beyond. According to People, the combination of a beachfront location and grandfathered amenities has become increasingly uncommon in Malibu, where stricter environmental and coastal development regulations have made new oceanfront construction far more difficult.

    Designed to embrace the ocean

    The home’s interiors have been designed to keep the Pacific Ocean at the centre of nearly every living space. According to various reports, large glass walls connect the great room, dining area and kitchen while framing panoramic ocean views. The open layout allows natural light to flow throughout the home and creates a seamless transition between indoor and outdoor living. The primary suite overlooks the ocean and opens onto a private balcony, while multiple outdoor seating areas provide space for entertaining or relaxing beside the beach. The property also includes a detached guest house, flexible office space and additional guest bedrooms.

    Celebrity history adds to its appeal

    Although the home’s architecture and location are major selling points, its connection to Joni Mitchell gives it added significance. Mitchell commissioned the home before eventually selling it to John and Louise Bryson. Widely regarded as one of the most influential singer-songwriters of her generation, Mitchell has long been associated with California’s music scene and coastal lifestyle making the property’s history particularly appealing to collectors and music fans alike.

    A home that reflects Malibu’s changing coastline

    Beyond its celebrity pedigree, the property highlights how Malibu’s luxury housing market has evolved over the decades. Many older oceanfront homes were built before California introduced today’s stricter coastal development regulations, allowing features that would now face significant permitting challenges or may not be approved at all. As a result, legacy properties with amenities such as beachfront pools have become increasingly scarce and often command premium prices. For prospective buyers, Mitchell’s former Malibu home offers more than a prestigious address. It combines architectural history, direct beach access, panoramic Pacific views and a grandfathered beachfront pool that would be difficult to replicate today, features that help explain its $27 million asking price.
