    An Iowa family lived on and worked its farmland for 84 years as Tom Woods gradually expanded the operation; now 1,209 acres are being split into 13 tracts and auctioned, ending a family land chapter

    For 84 years, the Woods family lived on and worked a growing patchwork of farmland near Randalia in northeast Iowa. Tom Woods, who grew up in the area, steadily added acres to the operation as properties and funds became available, raising grain and cattle while also helping run a family wholesale business. Now that long chapter is closing as 1,209 acres are divided into 13 tracts and put up for auction, a sale that land agents describe as rare for Fayette County and the wider region, according to a report by Agriculture.com.     A lifetime of gradual expansion

    Tom Woods built the portfolio over decades, acquiring land whenever the opportunity arose. He farmed the ground himself, producing grain and running cattle, while also contributing to Woods Brothers Wholesale Co., a business he founded with family members in the 1950s. His son worked alongside him on the farm from 1980 to 2014, ensuring that the next generation was deeply involved in day-to-day operations, as per Agriculture.com.The result was a well-maintained and highly productive set of farms. According to Peoples Company, the land has received extensive tile drainage, has a strong production history, and has benefited from conservation practices such as CRP buffer strips and waterway maintenance. That combination of careful stewardship and consistent investment has left the property in strong condition as it enters the market.

    Thirteen tracts across highly rated ground

    The report further suggests that the 1,209.2-acre offering will be sold in 13 tracts ranging from about 53.7 to 172 acres each. Several of the more tillable parcels carry CSR2 ratings in the mid-80s, including Tract 1 at 85.0, Tract 2 at 84.6, Tract 3 at 84.5, and Tract 8 at 84.9. The CSR2 index, developed at Iowa State University, measures soil productivity and is widely used by buyers and lenders to compare farmland quality across the state.While much of the portfolio is geared toward row crop production, some tracts offer additional features. Tract 5 includes more than 34 acres of timber and frontage along the Volga River, appealing to buyers interested in recreation as well as farming. Tract 13 combines cropland with CRP acres and a large pond, adding further diversity to the mix.

    A hybrid auction in the Fayette Opera House

    The sale will take place as a hybrid auction on Friday, October 30, at the Fayette Opera House in Fayette, Iowa, as per the report. Bidding will be conducted on a price-per-acre basis using the buyer’s choice method, allowing the high bidder to select any or all available tracts at the winning bid. Bidding will continue until all 13 tracts have been sold, with the parcels not offered together as a single unit at the conclusion of the event.Peoples Company is handling the sale on behalf of the Thomas J. and Carolyn J. Woods Trust. Senior land agent Travis Smock said offerings of this scale are uncommon in northeast Iowa, noting that only a handful of landowners in each county own portfolios of this size. He expects strong interest from local farmers as well as investors, hunters, and recreational buyers.

    Why this sale stands out in northeast Iowa

    Fayette County does not frequently see large, multi-tract farmland auctions of this magnitude. Smock told Agriculture.com that it is very rare for a property of this significance to be offered in the county or anywhere in the region. The combination of size, soil quality, and improved drainage makes the Woods land particularly attractive to operators looking to expand their acreage.At the same time, the recreational elements add another layer of appeal. Timbered ground, river frontage, and pond features draw interest from buyers who want a mix of income-producing cropland and personal use land. That dual demand can help sustain competitive bidding even when broader market conditions are uncertain.

    The end of a family era

    For the Woods family, the auction marks the conclusion of an 84-year relationship with the land. Tom Woods raised his family on these farms, worked them through changing commodity cycles, and passed on farming knowledge to his son. The decision to sell does not erase that history but rather brings it to a defined close, allowing the next owners to write their own chapter.Smock noted that the Woods land has been very well maintained, with significant tiling, strong yields, and attention to soil health. That legacy of care is likely to reassure buyers that they are acquiring ground that has been managed with a long-term perspective. For many in the local community, the sale will also serve as a reminder of how deeply farm families are tied to the places they work.

    What buyers are watching this fall

    The Woods auction is part of a busy October for Iowa farmland, with more than 10,300 acres scheduled for sale across 34 counties. Rabail Chandio, an assistant professor of economics at Iowa State University, said harvest yields, commodity prices, interest rates, government payments, and the amount of land coming to market will all shape results through the end of the year. Farms with strong soils and good drainage tend to attract attention even when margins are tight.Local supply also matters. When several farms come up for sale in the same county at the same time, buyers have more choices and that can affect prices. The opposite can happen when a desirable property reaches the market in an area with few other options, keeping competition strong among nearby operators. The Woods sale, given its size and quality, is likely to draw focused attention from those looking to secure ground in northeast Iowa.
