    Country singer Zach Bryan quietly bought an $18 million Tennessee estate in 2026; the secluded property sits on 146 acres and includes a 6,000-square-foot main house and recording studio

    Country singer Zach Bryan has quietly added a sprawling Tennessee property to his real estate portfolio, purchasing a nearly 40-acre estate in the Leiper’s Fork area near Franklin for $18.25 million earlier this year. The purchase was first reported by TMZ, which cited property records and sources familiar with the transaction. Country music outlet Whiskey Riff later reported on the acquisition, placing the estate roughly 10 miles south of Franklin and about 40 miles from Nashville. The deal, which reportedly closed in February, gives Bryan a private countryside retreat with considerably more than a luxury residence. The property combines expansive outdoor spaces with entertainment facilities that appear particularly suited to a musician who spends much of his life writing and recording.

    Inside Zach Bryan’s Leiper’s Fork estate

    The main residence measures about 5,035 square feet and has four bedrooms and five bathrooms. A wraparound porch takes advantage of the surrounding countryside, giving the home the kind of expansive views and privacy associated with the rural communities outside Nashville.The grounds are equally elaborate. The estate includes two stocked ponds, a saltwater infinity pool, an outdoor kitchen, formal gardens and walking trails. The combination gives the property the feel of a secluded country compound rather than a conventional celebrity home.There is also a major entertainment space separate from the main residence. The 5,300-square-foot barn includes a large bar, video wall, two stone fireplaces, a game room, gym, catering kitchen, two bedroom suites and a two-car garage. Most notably for Bryan, the building houses a professional recording studio. That studio could make the property particularly practical for the Grammy-winning singer-songwriter. Rather than having to leave his rural retreat to work on music, Bryan can record on the estate itself, combining a private home environment with a dedicated creative space.

    A private corner near Nashville

    Leiper’s Fork has long been associated with Nashville’s country music community, partly because it offers considerable space and privacy while remaining within reach of Music City. Whiskey Riff noted that the wider Franklin and Leiper’s Fork area has attracted several major country artists over the years.For Bryan, the location also keeps him relatively close to Nashville without putting him directly in the middle of the city. His new estate is surrounded by the quieter landscape of Williamson County, making it a stark contrast to the constant movement that comes with touring.The purchase is also part of a busy year for Bryan away from the stage. Whiskey Riff reported that he had already purchased a townhouse in New York City for $13 million in March, adding another high-value property to his growing real estate holdings.Bryan’s Tennessee purchase comes as his touring schedule continues to keep him on the road. His official 2026 tour schedule lists an October 10 performance at Jordan-Hare Stadium in Auburn, Alabama, as one of the year’s final dates. For now, however, the Leiper’s Fork estate offers something very different from a stadium: privacy, countryside views and a fully equipped space where the singer can work on music without leaving home.While the exact location of the property has not been publicly disclosed, its combination of land, luxury amenities, entertainment facilities and a professional recording studio makes the $18.25 million purchase one of Bryan’s most notable real estate moves of 2026.
