A newly built Nando’s drive-through in Australia sold for $5.845 million; its 15-year lease generates $319,035 a year, with rent rising 3% annually

A newly built Nando’s drive-through in Cranbourne North, Victoria, has sold for $5.845 million to a New South Wales-based private investor. The 2025-built property features a purpose-built dual-lane drive-through and has a long-term lease with Nando’s Australia.According to Real Commercial, Stonebridge’s marketing material estimates the property’s annual net income at $319,035 as at October 2026. The lease provides for fixed annual rent increases of 3%, with further options extending the arrangement to 2060. The property sold for $5.845 million, achieving a reported yield of 5.3%, just $355,000 below the Australian record price paid for a Nando’s property earlier this year.

Nando’s Cranbourne North property sold for $5.845 million

The property at 1587 Thompsons Road in Cranbourne North was secured by a New South Wales-based private investor. The newly built drive-through attracted interest from local, interstate and offshore investors. Its reported sale price of $5.845 million came within $355,000 of the highest price paid for a Nando’s property in Australia. That record was set in February 2026, when a newly built drive-through at Munno Para in South Australia sold for $6.2 million. The South Australian property was returning $320,000 a year and sold on a yield of 5.16%.

Nando’s property leased until 2040 with options to extend

The Nando’s drive-through in Cranbourne North was built in 2025 and has two lanes for customers. The property is leased directly to Nando’s Australia under a head-office lease that runs until 2040, with further options extending it to 2060.Stonebridge partner Kevin Tong said the new building and long-term lease were major reasons the property attracted investors. He added that fast-food properties generally drew strong buyer interest. The direct lease to Nando’s Australia also helped the site stand out. Mr Tong said investors buy these properties because they are safe and secure, and because they want to receive returns every month.

    Nando’s drive-through earns $319,035 a year as rent rises by 3%

Stonebridge’s marketing material puts the Cranbourne North property’s net income at $319,035 a year as at October 2026, equivalent to about $6,135 a week. The investment also includes fixed annual rent increases of 3% under its long-term lease with Nando’s Australia. The reported annual income was slightly below the $320,000 generated by the Munno Para property in South Australia, which sold for $6.2 million in February 2026.Mr Tong said rising construction costs were contributing to higher price points and rents for newer fast-food properties. Older Victorian Nando’s investments had recorded substantially lower rents, although the properties and lease arrangements were not direct comparisons. A Clayton Nando’s returned $82,400 a year when it sold in 2009, while a Lynbrook tenancy returned $82,727 in 2015.

Interstate investors show interest in Victorian commercial property

The Nando’s sale came amid increased interest from interstate investors in Victoria’s commercial property market. Stonebridge said five of its past six Victorian properties taken to market had ultimately sold to interstate buyers. Mr Tong said Sydney investors were seeing strong value in Melbourne compared with opportunities closer to home. The report also discussed changes to investor tax settings introduced in May 2026.Knight Frank economist Ben Burston said commercial property could be one of the few areas where investors could continue pursuing purchases after changes affecting negative gearing and capital gains tax discounts.Disclaimer: This article is based on publicly available information.
