In 2023, Chris Pratt listed his Pacific Palisades mansion for $32 million; three years and four failed attempts later, it is back for $19.99 million
Chris Pratt and his wife, Katherine Schwarzenegger, have returned their troubled Los Angeles mansion to the market for $19.99 million

Actor Chris Pratt and author Katherine Schwarzenegger have put their custom-built Pacific Palisades estate back on the market for $19.99 million (£15.7 million), marking their fifth attempt to sell the luxury home in three years. The couple bought the Los Angeles plot in 2018 for $15.6 million. They demolished the original house and spent about three years building a new 13,000-square-foot residence. The property was first listed in July 2023 for $32 million. According to property data reported by Realtor.com, the latest asking price is more than $12 million below the couple’s original price after several unsuccessful attempts to sell the home. Listing agent Shana Tavangarian of Carolwood Estates is still handling the sale. The estate has six bedroom suites, 7.5 bathrooms and large outdoor living spaces with views of the surrounding coastal mountains.

Three years of price cuts and withdrawals

The sales history of the Pacific Palisades home shows several price cuts, relistings and withdrawals since 2023. After failing to find a buyer at $32 million in July 2023, Pratt and Schwarzenegger cut the price to $29.99 million in October. Four days later, they removed the listing. They put it back on the market weeks later in November at the original $32 million price. That listing was withdrawn after just two days. In June 2024, the home returned with a lower asking price of $24.5 million. It was removed from the market again in October. A source told Realtor.com at the time that the couple planned to pause the sale until after the birth of their third child, Ford, who was born in November 2024. “Katherine is about to have another baby, and they’re going to move once she has the baby,” the source said. “They’re staging the house now and are going to relist it in January or early February.” The property returned to the market in August 2025 for $19.99 million. It was taken off the market in March 2026 and relisted on 10 August 2026 at the same $19.99 million price.

    Custom design and luxury features

The home took about three years to complete after the original house on the property was completely demolished. Listing documents highlight expensive finishes and custom details throughout the residence. “With no expense spared, this property boasts luxury quality construction, with grand scale and volume throughout, flooded with fresh air and brilliant Southern California sunlight,” the listing says. “Each room, including all six beautiful bedroom suites, exudes immaculate attention to detail, presenting a breathtaking moment of its own with the finest bespoke finishes.” The listing also puts a spotlight on the property’s location. It is close to the mountains but only minutes from the beach and the center of Pacific Palisades.“Nestled in the peaceful embrace of the quiet mountains, but only minutes from the beach and heart of the Palisades, this unrivaled offering exemplifies the epitome of luxury living,” the marketing copy states.

Controversy over the demolition of a midcentury home

The couple’s plans to leave the Pacific Palisades property began in 2023, when they bought another Los Angeles home in nearby Brentwood for $12.5 million. The new property is closer to Schwarzenegger’s mother, Maria Shriver. Their plans to build another custom home on the Brentwood property later caused criticism from architectural preservationists. The couple demolished the existing house, known as the Zimmerman House. Designed in 1950 by respected midcentury modern architect Craig Ellwood, the home was considered an important example of the period’s architecture. Its demolition sparked reactions among California real estate and design professionals.“Unbelievable the notoriously onerous City of L.A. doesn’t allow anyone to do anything that makes actual sense–allowed this midcentury modern house to be TORN DOWN,” real estate agent Julie Chang wrote on X.Midcentury architecture expert Adriene Biondo also criticised the demolition, pointing to weaknesses in local protections for historic properties.“At the same time as architectural homes are being marketed as high-end, collectible art, others are being torn down to build new,” Biondo said. “Perhaps a historic-cultural monument designation could have saved the Zimmerman House, or allowed the necessary time to delay demolition. Tragically, calls for preservation fell on deaf ears.”

    Temporary home in Montecito

While construction continues on the Brentwood property, social media posts suggest that Pratt and Schwarzenegger have been living in a Montecito estate owned by singer Katy Perry and actor Orlando Bloom. Reports that the couple had rented the mansion first appeared in June 2025. In July 2026, Schwarzenegger shared photos on Instagram showing the couple baking naan bread in the property’s distinctive kitchen. The room has vaulted ceilings, exposed wooden beams and custom shelving. Pratt also shared a photo on 25 July showing Schwarzenegger standing in the home’s entryway, with the same kitchen visible behind her.The Montecito property was previously at the center of a five-year legal dispute between Perry and its former owner, entrepreneur Carl Westcott, the founder of 1-800-Flowers.Westcott tried to cancel a 2020 agreement to sell the property for $15 million, saying he had been under the influence of painkillers when he signed the deal. Perry’s legal team argued that Westcott was mentally capable of making the agreement and only wanted to withdraw after he could not find another home within his preferred budget.Court proceedings later established that the property had been purchased by Bloom through an LLC named after the couple’s daughter, Daisy Dove. Westcott’s lawyers tried to subpoena both Pratt and Schwarzenegger to testify during the case, but neither was ultimately called to court. The legal dispute ended in January 2026, when a judge ordered Westcott to pay Perry $1.8 million in unpaid rental income.
