Six decades after singer and actor Pat Boone and his late wife Shirley bought a Beverly Hills estate for $159,000, the longtime family home has returned to the market with a $22.95 million asking price. The property at 904 North Beverly Drive sits on 1.12 acres in the Beverly Hills Flats and includes a 1939-built residence spanning 7,032 square feet. The listing describes the estate as a rare legacy property, with expansive lawns, mature trees and privacy despite its location near some of Beverly Hills’ busiest streets.Boone, now 92, has owned the property for 66 years. He bought it with Shirley in 1960 when the couple had four young daughters and were looking for a large family home. At the time, Boone was already a major recording artist and was starring in the television variety program “The Pat Boone Chevy Showroom.” The house was intended to give the growing family space to settle down, and its large lot was one of the features that attracted them.“When we found this place, it wasn’t my first choice because it’s at the corner of Beverly Drive and Sunset Boulevard, but it was a big lot and a beautiful home with all the bedrooms and baths that we would need,” Boone told Mansion Global.
From $159,000 to $22.95 million
The difference between the couple’s 1960 purchase price and today’s asking price highlights the dramatic rise in Beverly Hills real estate values. Boone paid $159,000 for the property when the home was only about two decades old. The estate is now listed for $22.95 million, according to its current Realtor.com listing. That represents an asking price more than 140 times the original purchase price, although the comparison does not account for inflation, taxes, maintenance, renovations or other ownership costs.The current listing describes the property as a six-bedroom, eight-bathroom residence with a three-car garage, swimming pool and separate guest house. Realtor.com lists the lot at 1.12 acres, or about 48,800 square feet.The property also has a history that goes beyond its size and price. Boone and Shirley hosted a number of Hollywood figures there over the years. Elvis Presley, Boone’s contemporary in the music industry, visited the house, including for pool gatherings in the 1960s. Actor Gregory Peck reportedly held a fundraiser in the yard, while Boone also hosted Bible study gatherings attended by celebrities including Zsa Zsa Gabor.
A home built around family life
The Boones made several changes to the property during their decades there. They added a one-bedroom, one-bathroom guest house and a shed. An open-air patio was later enclosed and transformed into a recreation room.The room features a large dining table, wet bar and pool table, which is included with the property. It connects the kitchen to the pool area, creating a space designed for entertaining and family gatherings.The main residence has six bedrooms and eight bathrooms according to the current listing. The primary suite includes two bathrooms and a dressing room that was used by Shirley until her death in 2019. Realtor.com currently lists eight full bathrooms, while the Mansion Global report described the home as having seven bathrooms, reflecting a discrepancy between the listing data and earlier reporting.The house retains several features associated with its traditional design, including hardwood and carpeted floors, three fireplaces and a formal living and dining area. Outside, the grounds include a lap-style swimming pool, broad lawns, mature landscaping and a circular driveway.
Why the land matters
For the Boones, the size of the property was a major attraction from the beginning.Boone grew up in Tennessee, as did Shirley, and he has said the couple wanted a home with plenty of green space rather than a property dominated by concrete. He later described the estate as an oasis in Beverly Hills.The property sits near the Beverly Hills Hotel and close to Rodeo Drive, but its high hedges and expansive grounds provide a degree of separation from the surrounding streets. Listing agent Lea Porter of The Beverly Hills Estates described the more-than-an-acre parcel as unusually large for the Beverly Hills Flats.The current listing also emphasises the estate’s potential for renovation or redevelopment, describing it as a property that could either be preserved or transformed into a new luxury compound.Boone’s decision to sell comes after more than six decades at the property. His wife Shirley died in 2019 after 65 years of marriage, and Boone continued living at the Beverly Hills home. He had previously tested the market in 2014, when the property was listed for $18.499 million, but that listing was eventually removed. It was also listed in 2021 at $21.888 million before being withdrawn. The latest listing, launched in June 2026, puts the asking price at $22.95 million.For Boone, however, the property represents more than a luxury estate. It was the home where he and Shirley raised their daughters, entertained friends and spent more than half a century of family life.“I don’t need a place this big, but I love it, and I still walk around and enjoy it all,” Boone told Mansion Global as he explained his decision to downsize. Now, after 66 years, the 1.12-acre Beverly Hills estate is waiting for a new owner.
